Finding the ideal home, or investment property, to suit your needs and lifestyle can often be the most difficult and daunting task imaginable. To assist you in your search , we have compiled a useful checklist of tips including points on financial arrangements, ascertaining your highest price and gaining the right advice.
- Know what you want. Become familiar with what
it is you are looking for, make a list of preferred districts and
streets. Aim to secure your dream home but know your limits. Always
consider affordability and accommodation requirements when creating
your shortlist.
- Build a rapport with the agent that best
knows your preferred area. Use their knowledge and make the most of
their informed advice. A strong relationship with one of our agents
will provide you with new listing information prior to the commencement
of an advertising campaign. Nominate your details on our "Anchored

- When you find a property be sure to
have strong ties to a solicitor or conveyancer you can trust. When you
find that home that meets all your needs, have your agent send a copy
of the sales contract to the trusted party.
- Follow informed
advice. With the right people behind you it is natural to feel
confident. Make an informed choice, and if everything is to your
satisfaction, make an offer on the property through your agent.
- Signed and Sealed - when negotiations have reached their final stage,
you will be required to sign the sale contract and arrange payment of
the ten per cent deposit. Your deposit will be placed in a trust
account until final settlement. The vendor will sign their sale
contract and the solicitor or conveyancer/agent will exchange the
contracts.
- Use your time productively - the period between
exchange of contracts and settlement is usually four to eight weeks.
Make the most of the wait, and if it is agreeable, arrange for your
architect, builder or interior designer to make their suggestions.
While the vendor is under no obligation to allow access, apart from a
presettlement inspection, your agent should be able to arrange
additional access if required.
- Settlement Day - your solicitor or conveyancer will, no doubt request that you conduct an inspection prior to final settlement. Take this opportunity. It will ensure that the property and subsequent inclusions are in the same state as they were during your previous inspection.
