Have you decided to rent your next home? It’s becoming an increasingly popular option for Australians, with many tenants renting their abode permanently. Whether you have a stellar rental history or just starting out, it’s always important to impress your agent with a stand-out application. This latest C&G blog contains some useful tips for securing that rental property!

Prepare your documents

All rental applications will require supporting documents that prove your suitability as a tenant. Different agencies may request different information so it’s important to prepare ahead of your inspection. The most common documents required are photo identification (driver’s licence, passport or student cards), pay slips, bank statements, and references. Make sure you inform your referees that they may be receiving calls – if the agent can’t get through they might move onto the next applicant on the list.

Inspected the apartment and it’s ticked all the boxes? You’ll be thankful you have all your documents ready so you can send an application through straight away. The agent and landlord will appreciate your dedication and organisation, and most importantly look favourably on your application!

Keep in mind that if you’re intending to share the lease with other tenants, they will also need to prepare the same form. Ensure everyone is prepped and ready so the application process moves forward smoothly!

Impress at the inspection

The inspection is an opportunity to see the property as well as the first step in impressing your agent. Dress presentably and arrive on time, if not earlier. Be polite and introduce yourself in a friendly and approachable manner. Treat the property respectfully, and conclude with confirming the application process with your agent. If you’ve already prepared your forms, you can send it through on the spot. It will be waiting for your agent when they return to their office, and since you’ve made a memorable impression, they’ll know exactly who you are!

Following up doesn’t hurt

If you haven’t heard back, you can politely call the agent and follow up on your application’s progress. There may have been lots of interest in the property, or the agency is waiting on the landlord’s approval. However, if you maintain your enthusiasm they may keep your name on the top of the list.

Just one more step

Did you get approved? Congratulations! However, to fully secure the property you will need to pay the bond and first month’s rent in advance. The property manager will also organise a time for you to sign the lease and collect the keys. If there are other tenants on the lease, they will also need to be available to sign as well.
