Putting your home on the market? With 9 weeks til Christmas, the countdown is on! We’re in the midst of the Spring selling season, and the return of private inspections and in-person outdoor auctions (with a maximum of 10 people), will certainly encourage more buyers to check in. Looking to sell in 2020? C&G’s latest blog lists the important steps to consider.

Speak to your local agent

Discuss your real estate goals with an agent. They’ll be able to assess your property and inform your next steps. This could include investment upgrades or essential repairs to maximise your home’s value. A local agent will also have a sound knowledge of your neighbourhood’s demographics and market your property to attract the right buyers.

Prepare your paperwork

Once you’ve engaged an agent and signed the relevant agreements, you’ll determine your selling price and prepare a Vendor’s Statement or Section 32. This is property information that prospective buyers won’t receive from an inspection alone. It will include financial details such as mortgage contracts, easements and council restrictions. A solicitor or conveyancer can also assist in drafting your Contract of Sale. 

Plan your marketing strategy

After deciding on your sale method – online auction or private sale – your agent can help devise a sales campaign that will deliver results. They may suggest professional home staging and photography to ensure your listing stands out – this is particularly important as buyers continue the bulk of their search online. If you have gorgeous photos accompanying excellent copy, your ad will impress!

Go on the market

The time has come! Your agent will provide a timeline of campaign events so you’re well prepared in advance. During this time, some vendors choose to move out in order to keep the property clean and tidy. Your agent will then organise home inspections and receive offers from your prospective buyers. If all goes well, you’ll be able to negotiate a great price and continue the process through to settlement day.
