C&G’s Guide to Selling: Frequently Asked Questions

Tips & Advice

Thinking of putting your property on the market? This latest blog answers the most frequently asked questions when it comes to selling.

When is the best time to sell?

Agents will often agree that Spring is the best season for selling, although there is no ‘right’ answer and you can still achieve an amazing result any other time during the year. Spring is often chosen for its favourable weather – sunshine and blue skies will encourage buyers to venture out and attend inspections over rainy and cold days. During this time gardens are also blooming and looking their best, and the natural light will illuminate your home’s best features. However, you won’t be the only seller adopting this mindset. While there may be more buyers property hunting, there will be increased competition amongst listings to secure the best price. It’s worth speaking to a real estate agent who can provide insight on market sentiment.

How long will the process take?

Selling a home is an important transaction, and therefore will take some time. On average it may take around 30 days to make a sale after you upload your listing online. You’ll have to accommodate for open inspections and negotiations during this time before you decide on the best offer. Once the Contract of Sale has been signed, there will be a settlement period that can last up to 4 months. The exact time frame will be negotiated and agreed upon by all parties involved.

How much will it cost?

The costs of selling will vary between different people, properties and their respective circumstances. Some of the most common expenses include a well-planned marketing campaign, agent commission, conveyancing fees, and property staging costs if you choose to do so professionally.

Does it pay to professionally style your home?

The short answer – yes! Melbourne’s property market has always been competitive, and buyers are reading online listings more carefully before attending an inspection. If your home is beautifully staged and photographed, it’s bound to attract more attention and interested buyers. This will, however, depend on your budget and the scope of your home staging. Engaging an additional service will always cost more, but can be extremely rewarding if you capitalise on your home’s potential.
