Summer is over

Autumn follows hot on the heels of Summer and the Christmas frenzy. If your prospective buyers have made a New Year’s resolution to purchase a new home, they will have spent their holiday researching the market and prepping finance. You’ll be dealing with more serious buyers who aren’t motivated by the mad rush of Spring’s market.

The market is still going strong

The recently slashed interest rates have already positively impacted upon the housing market, with a flurry of deals closed throughout January and February. If there is anything that’ set to encourage more buyers onto the market, it’s the recent announcement of an even lower rate of 0.50% from the Reserve Bank of Australia! You could be attracting patient investors who have been waiting for the perfect opportunity to purchase or first home buyers who are ready to put their foot in the ownership door.

It’s a sellers’ market

If you were to wait and sell your home in Spring, you would be entering the busiest cycle in the property market and be competing with multiple properties possibly similar to yours. Buyers would have somewhat of an advantage – as they’re spoiled for choice! In a seller’s market, buyer demand is high, supply is diminishing and vendors can leverage their marketing strategy to achieve a stellar result.

We can’t guarantee there’ll be no rain – it’s Melbourne after all – but you will want to host your inspections before Winter comes along. Not all buyers may be willing to stand in scorching heat or battle windy rains, and this could prevent them from seeing the full potential of winning features like your garden or outdoor terrace. In Autumn both weather and temperature are generally constant, and you can showcase outdoor areas against beautiful clear skies. With the right upkeep across Summer, it’s possible that your garden will be colourful and lush as Autumn rolls on.
